The proposed dormer windows by virtue of their size and position on the roof slope would have an unacceptable impact on the historic and architectural character of this Grade II Listed Building which is prominently sited within the Robin Hoods Bay Conservation Area and would therefore be contrary to saved Policies BE1 and BE3 of the North York Moors Local Plan which requires development in Conservation Areas to preserve or enhance the Areas character and developments do not harm the fabric, character, appearance and settings of Listed Buildings.
